Analyze and explain purchase offers. Advise in the negotiation process. Maintain confidentiality. Ensure buyer is pre-approved and that escrow is opened immediately. Provide buyer with SPDS (Seller’s Property Disclosure Statement) and Homeowner’s Association Information Sheet. Obtain update from Lender on the loan process and verify receipt of appraisal. Aid seller in finding resources to deliver the property as per the contract, i.e.: landscape, trash removal, paint, carpet cleaning. Set appointment with Escrow Company for signing conveyance and financing documents. Receive and review closing statement. Remind client to cancel existing hazard insurance and transfer utilities.
